How to Estimate a Deck

Step 1 — Measure the footprint and the height

Get three numbers: length along the house, projection out from the house, and height from the finished deck surface to the ground at the deck's lowest corner. Height drives more cost than most people expect, because it determines post size, footing diameter, whether guardrails are required, and whether you need a full staircase. For an L-shape, break it into rectangles and record each one separately.

Step 2 — Size the framing from span tables

Never guess joist size. Take your projection, subtract any cantilever, and look up the joist depth in the joist span chart. Then take your joist span into the beam span chart to get post spacing. These two lookups determine piece counts for the entire frame, so getting them wrong contaminates the whole estimate.

Step 3 — Take off materials by system

Work through the six systems in build order so nothing is missed: footings and concrete, posts and post bases, beams, joists and hangers, decking and fasteners, then railing and stairs. Step 4 — Price the decking surface separately

Decking is 40-60% of material cost and the one line where your choice swings the budget by thousands. Price it in square feet, convert to linear feet for ordering with the square feet to linear feet calculator, and add waste: 10% for a rectangle, 15% for borders and angles, 20% for diagonal patterns.

Step 5 — Price labor honestly

If you're building it yourself, labor is zero in dollars but not in time: a competent DIY pair spends roughly 1 to 1.5 hours per square foot on a first deck, so a 240 sq ft deck is 250-350 hours across weekends.

Step 6 — Add the soft costs

Permit ($150-$500), engineered drawings if elevated ($500-$1,500), lumber delivery ($75-$200), dumpster if demolishing ($400-$550), and tool rental — auger, laser level, miter saw stand ($150-$400). These are small individually and add up to 5-8% of a typical project.

Step 7 — Set a contingency

Ten percent on new construction; 15-25% on a replacement. On a tear-off you don't know the condition of the ledger, the rim joist behind it, or the footings until the boards come up. Contingency is for discoveries — a scope change like adding a pergola gets its own budget line.

Step 8 — Sanity-check against per-square-foot benchmarks

Divide your total by the deck area and compare to market: $20-$26 per square foot installed for pressure-treated, $38-$52 for composite, $46-$62 for PVC. If your build-up lands far outside that band, something is mis-specified. Cross-check with the cost per square foot calculator.

Step 9 — Compare quotes on specification, not price

Ask every bidder for joist size and spacing, footing diameter and depth, connector brand and model, ledger fastener type and pattern, decking brand and line, railing system, and warranty terms in writing. Once those are on paper, the cheapest compliant bid is genuinely the cheapest. Without them you're comparing a 2×10 at 16 inches on center against a 2×8 at 24 inches and calling one a bargain.
